New Home Sales Executive - Luxury Development

A fantastic opportunity for a polished and experienced Residential Property Sales Professional to work on a high end development for a reputable developer in the most beautiful picturesque location. Basic salary up to 33K and OTE 50K. ​Duties include Achieve reservations in line with the company’s targets. Achieve the best possible price for all property sales within the authorised negotiation margins as laid down by company guidelines. Make contact with all potential customers who have registered an interest via website, telephone calls and other methods. Maintain accurate sales records of all visitors and enquiries, registering on sales database. Optimise sales opportunities through the effective use of re trawling system. Pre-qualify customers in respect of affordability and individual needs, in order to negotiate effectively. Promote the use by customers of company approved independent mortgage brokers and solicitors in order to facilitate the achievement of contract exchange deadlines. Utilise sales tools, promotions, and incentives in accordance with company procedures to maximise the selling price of properties. Present the product being sold, whether it be properties or optional extras, in a manner that maximises selling prices Complete all necessary sales paperwork in accordance with company policy as contained in Sales Manual. Ensure all reservations proceed to exchange contracts in line with the agreed date at time of reservation (usually 4 weeks) and customers are kept informed throughout the home buying process. Manage legal completions in line with the Company target. Inspect plot with Site Manager to ensure the plot is complete and to specification. Carry out home demo to the customer with the Site Manager. Ensure property is ready for Handover and Release keys once funds are cleared. Effectively manage all customers and deliver excellent customer service in line with the Customer Journey. Effectively manage and resolve customer complaints. Prepare weekly visitor reports. Sales Negotiator

A New Homes Sales Negotiator is required by our client based in York. ​The main purpose of this role is to support the existing sales function. Working across multiple tenures and sites, the successful candidate will make a contribution to the Groups overall sales target. Key Accountabilities • To be responsible for frontline sales performance for Shared Ownership, Private Sales and any other sales related products. • Deliver sales performance to individual targets to ensure reservations achieved from plan and stock • Close liaison with the Customer Service Team, Marketing team, Sales Progression team, After Sales team, independent mortgage advisors, solicitors, Service Charge team and Housing Management on all sales-related matters. • Close and efficient management of sales leads ensuing high levels of customer satisfaction. • Ensure customers are assessed for eligibility and affordability in line with Homes England’s and the GLA’s Capital Funding Guide/s and all compliance and regulatory requirements are met to audit standard for shared ownership, Help to Buy, London Living Rent or any other products. • To ensure all sales pack and legal requirements are in place prior to launch • The ability to explain to customers - service charges, estate charges, ground rents, stamp duty and the responsibilities and obligations associated with different products • The ability to be able to explain freehold and leasehold terms and conditions and talk through the conveyancing process and guide buyers through the customer journey • Responsibility for managing stock units on site to maintain the condition, safety, functionality and presentation of properties • Provide accurate and fully detailed reservations to Regional Sales Managers for internal approval. • Lead on sales viewings, launches and attend Home Shows promoting sales products to customers. • Ensure sales suites and show homes are maintained to ensure presentation and security is kept to high standards. • To feed into daily, weekly and monthly reporting on sales leads, viewings, reservations, cancellations, customer service feedback • To resolve customer complaints and issues in a professional and expedient manner at all times Experience and pre-qualification criteria • A good knowledge of Shared Ownership, Help to Buy and Private Sale • Strong customer service skills • Personal integrity, credibility and a good team worker • Personal drive and motivation to meet and exceed sales targets • Experience of working with solicitors, mortgage brokers, surveyors and agents. • Experience of working with both internal and external parties in relation to sale-related matters • Excellent communication skills, both oral and written to a wide variety of audiences • The ability to travel the region as required and work flexibly in different locations, including working Sundays and evenings on occasion • Competent in using sales related systems and Microsoft Excel • Excellent customer service and negotiation skills • Confidence to work remotely, run sales offices on sites and represent sales and the wider company brand • Presentable and professional at all time, including potentially wearing company uniform/adhering to a company dress code ​ Working 9am - 5pm, Thursdays - Mondays (Tuesdays & Wednesday off)

​Teamsales are looking for New Homes Sales Negotiators across Norfolk and Suffolk due to a higher demand for temporary cover. Our clients range from National Builders to High-End developers who are looking for regular support for ad-hoc and long-term bookings across multiple developments. This could be the perfect role for someone looking for flexible part-time or full-time work. Candidates with previous experience in high-end retail, airlines or estate agency and lettings are encouraged to apply. Many of our temp bookings lead to permanent jobs. Client requirements: Experience of selling New Homes or previous Estate Agency experience  Knowledge in Shared Ownership or New Homes Sales preferred Able to provide first class customer service Excellent personal presentation You will be well-organised and with good computer skills. Must be IT Literate You will have excellent verbal and written communication skills whilst dealing with both customers and colleagues Must have access to own car. If you are not near public transport Days / Hours / Info: Flexible working including weekends Average opening times are 10am to 5pm but can vary slightly What’s on offer?
