Development Manager -New Homes

​ We have an exciting role for an experienced Development Manager working for a 5* Developer. The Development Manager will be expected to coordinate the skills and resources of each function within the organisation together with appointing and managing external consultants to ensure that each development is optimized through efficient management. You will have responsibility for; Financial viability for the developments Overseeing the Legal requirement are met Liaising with the Technical team to ensure pre-start site activities are discharged Follow planning conditions and ensure all necessary permissions have been secured Ensure that allocated Company developments are processed and controlled with appropriate detail and due diligence instilled to add or protect value at all points of the development in order to satisfy financial performance criteria, project budgets and programme requirements. My client is particularly keen on hearing from candidates who have gained prime London market experience working in new homes department for leading Estate Agents. You will be responsible for delivering a customer focused sales service in order to maximise sales. Providing first class customer service to your clients and colleagues and you will go above and beyond in order to deliver. Enquires will be dealt with promptly, efficiently and professionally. You will bring a proactive approach to the team in order to generate interest in the properties available, putting forward new ideas and ways of working to generate interest, improve customer service and for the team to meet and exceed its target. You will make sure that information provided to customers is clear, up to date and accurate. Recording data accurately on databases and making sure that management reporting is in turn correct. Ideally the successful candidate will have prime London market new homes experience, be highly motivated, hard working and a people person – able to communicate at all levels (consideration will also be given to highly motivated candidates with sales and customer service experience who can demonstrate their motivation to work in new home sales). Experienced New Home Sales Negotiator for PLC developer in North Essex. My client, a 5 star builder, is seeking a sales and customer service driven new home sales negotiator for a development of 2-4 bed houses. The role will see you: Take ownership of the entire purchasing process, as well as the development, making sure it looks immaculate and inviting Proactively search for target customers and book appointments with them Follow up leads to ensure sales targets are met and customer satisfaction is of the highest standard Promote and provide recommended mortgage brokers and solicitors so customers receive an efficient service against purchasing deadlines Make sure all administrative and reporting requirements are met according to company policies and agreed timeframes Make sure that market research, price benchmarking, advertising, incentives, PR, and other marketing events are done proactively to help fulfil sales targets Make sure the health and safety of customers, colleagues, and other parties whilst on site is in accordance with legal requirements and company policy Follow and adhere to company procedures, standards of performance. ​ The successful applicant will have new home sales experience, ideally gained having worked directly for a developer.
